Everything you want to know and should know about buying a listed building
Contrary to popular belief, listing means that all of the building, both inside and out plus the area surrounding the building is protected. You are not allowed to change the character of the building, alter, demolish or extend it without permission. This permission is called listed building consent (LBC). LBC is very important and its essential, before exchanging contracts, to check what works have been done by the previous owner, whether they required LBC (if in doubt assume they did), whether consent was granted and that the work was carried out in accordance with it.
Whilst the new owner cannot be prosecuted for the previous unauthorised work, they can be forced to rectify them at their own expense.
Many purchasers entrust this research to their solicitor or surveyor and its prudent therefore to instruct professionals who have experience of listed buildings. LPOC are able to introduce you to such experts.
